New Zoning Canosia
Township has a new Zoning Ordinance and Map. The Canosia Township
Planning & Zoning Commission spent the past year going through our
Ordinance and updating it in accordance with new policies from St. Louis
County, other area government information, and input of our citizens. Do
you remember the survey that was sent out to all area residents a few
years ago? The information gathered has a lot to do with how your
Township government views our local land use issues and responds to the
needs of our community.
The Canosia Planning &
Zoning Commission held a public hearing on August 11, 2004 and
recommended adoption of the new Ordinance to the Town Board of
Supervisors. The Canosia Town Board of Supervisors held a Public Hearing
on October 20, 2004. Ordinance No. 2004-1 was declared adopted by the
Town Board on December 1, 2004.
Most of the Township
zoning districts stayed the same. The only major change was in Section
31, the area along the Old Miller Trunk Highway, which changed from a
MUNS-5 (Multiple Use Non-Shoreland) to a MUNS-7. This means minimum lot
requirements went from 4.5 acres to 2 acres. The ‘old chicken farm’ area
south of the Martin Road was zoned Commercial to better reflect current
land usage and encourage future commercial development to stay together.
Other significant changes
were adding language regarding wild or dangerous animals, open space
development (a way of developing housing that is served by one driveway
and share wastewater collection and septic systems), and adoption of St.
Louis County Ordinance 46 regarding unlicensed or inoperable motor
vehicles. Land Use Permits are not required for the storage of five or
fewer vehicles as long as numerous other requirements are met, including
draining out all fluids and having them screened from public view.
There is also a new
Application for Access driveway permit to be used where a culvert
installation affects a Township road. Before work begins, you must
contact the Town Clerk or Zoning Director for a permit. The fee is
$35.00. A culvert up to 15” in diameter and 26’ long will be supplied by
the Township. An installation deposit of $250.00 will be collected and
held until the driveway entrance and culvert are satisfactorily
completed, upon which time the deposit will be returned to the
applicant.
